Do you know exactly what to look for when purchasing a new construction home? What is important? What isn’t important?

In Roanoke, there's not a lot of new construction happening. You want to interview builders, as well as recent new construction homeowners to ask if they're satisfied. If you talk to someone who bought a new construction home one or two years ago, they can help you understand the home’s quality and the builder's follow-up with them. Issues arise, but if the builder addresses them, there shouldn’t be a problem.“

Many inspectors will do a "two stage" home inspection on new builds.

”Additionally, if you're having a home built, I strongly recommend a pre-drywall inspection. It's one of the best inspections because the inspector sees inside the house before the drywall is up. They can see the plumbing, electrical, and gas systems. Many home inspectors will do a "two stage" home inspection; one before drywall, and another after completion. 

When building, think about radon, since it’s unfortunately common in our area. It's easy to put a clean and attractive passive radon system in a house for less than $150 when it's being built. After it's built and it has radon, it becomes much more expensive. Avoid the extra expenses by preparing ahead of time!
